Telltale signs of foundation problems:


From the outside, "stair step" cracks in the mortar joints and brick appear.  Fireplace chimneys or room addition lean and pull away, siding not level and cracks in foundation exteriors.  On the inside, uneven floors, windows anddoors stick again soon after repair.  Patching the same crack in the drywall or plaster is a sign of settlement.  Perhaps in your  basement or crawl area you've noticed cracks continually open up.  Rotted, sagging wood beams and joist causes floors to settle and become uneven.

 

Removing & replacing failed foundations:

 

Glenview, Illinois - To remove and replace the foundation, the front half of the house had to be temporarily shored.  3  1/2" 30-ton auger piles and "needle" beams were used to shore the structure where conventional methods of stacking wood cribs would not be acceptable.  The new foundation is now 3 foot lower on more suitable ground than the original inferior foundation.   Access being through the porch area to the left of the photo.
